Termites are increasingly causing major structural damage to buildings throughout Perth metropolitan area, and striking fear into the hearts of homeowners.
Termites live in a central nest from which they forage over large areas. Contrary to popular opinion a myth is that they are attracted to their food source. This is not the case. They track at random through the earth and are blind. They find your house by accident. Once a food source is found, worker termites strip and partially digest the timber before returning to the nest to feed the colony. Some colonies may contain over one million hungry termites, and the timber used to build homes provides a very attractive meal.
Attacking in large numbers termites can feed to the point of leaving only a thin timber veneer, and this can happened in a matter of months.
Australian Standard AS 3660.2-2000 stipulates that the building owner should ensure that inspections of the building are carried out at least 12 monthly by a suitably qualified Pest Control Technician, but more frequent inspections are strongly recommended. Failure to conduct regular, competent inspections may void some building or Insurance warranties.
Regular inspections will not prevent termite attack, but may help in early detection of termite activity, provided access to all areas is available, and there are no concealed entry points. Early detection will allow remedial treatment to be commenced sooner, and damage to be minimised.
Annual Termite Inspection includes roof and floor timbers, outbuildings and fencing. Termites can travel 50 metres underground, so fencing checks are necessary in a thorough inspection.
An inspection and report prepared according to AS 3660.2 will inform you about any current infestation, previous damage, areas likely to be infested in the future, and areas where additional inspections are recommended to maintain effective physical and chemical timber pest barriers.
NOTE: Annual Termite Inspection is a Standard Termite Inspection conducted in accordance with Australian Standard AS 3660.2-2000 and as such it is not recommended for Pre Purchase Building Inspection Report
(AS 4349.3), as it does not cover any other timber pests or chemical damage.
